When Phil purchased the property in 2010, it was just a 98-acre cattle pasture. Over the years, he transformed it into a beautiful planned community where residents now live full-time. One of the standout features of Carmelita Gardens is its off-grid status. Located in Santa Familia village, about seven miles from Spanish Lookout and San Ignacio, the community doesn’t rely on public utilities, which means residents have their own solar and water systems, offering self-sustainability.

Carmelita Gardens isn’t just a typical subdivision; it’s a well-thought-out community with 20% of its land allocated to green spaces, double the requirement by the Lands Department. This space is used for orchards and community gardens, with tropical fruit already being produced.

Carmelita Gardens is conveniently located about 20 minutes from San Ignacio and Spanish Lookout.
